  • Am I required to make my property available to Section 8?

    The Section 8 program has its benefits but is not required as a property owner. Benefits of Section 8 program include free advertising, a range of potential tenants to choose from, and guaranteed rent every month. Deciding on whether to accept housing vouchers is really a matter of where your rental is, how popular it is, and your willingness to deal with the process and paperwork. Gateway Select Properties will make the paperwork an easy task. For example, if your property is located in a popular urban area with a high percentage of low to median income renters, Section 8 is a perfect choice. But if your property is located in a suburban area with few low-income residents; Section 8 is properly not a good choice.
  • Are you licensed?

    Yes. A real estate broker’s license is required type of accreditation needed for property management. Many key components of property management are considered a real estate activity, meaning that any person or company that engages in the lease or rental of real estate, offers real estate or who lists, offers, attempts or agrees to list real estate must have a real estate broker’s license.
  • Can I reach you after hours?

    If emergency please call office number at 314-773-0100 and leave message. Also send email to maintenance@gatewayselect.com.

    If you smell gas, please call Spire Gas at 1-800-887-4173 immediately. Do not call our emergency line until Spire Gas has cleared the emergency. They will provide you with a service report once they’ve inspected the property. We will ask for a copy of the service report before a vendor is sent out.

    If the carbon monoxide detector sounds, immediately move to a fresh air location outdoors or by an open window or door. Make sure everyone inside the home is accounted for and call 9-1-1. Stay outdoor in a fresh air location until emergency personnel arrives to assist you. Call our office and send email to maintenance@gatewayselect.com once emergency personnel has cleared the emergency.

    If you have a water leak, please turn the water off. Then call our office and send email to maintenance@gatewayselect.com after hours to report your issue.

    PLEASE NOTE: Lockouts are NOT considered an emergency. If you call our office and email to maintenance@gatewayselect.com due to being locked out of your rental property we will send a locksmith out at your expense payable immediately.

  • Can you put the money directly into my account?

    We send owner payments (draw) by the 15th of every month. Payments are sent via ACH using Firstbanks Treasure Management System.
  • Do I get to see the lease or sign it?

    Lease agreements are signed by property management company. We will provide copy of signed lease agreement.
  • Do you sell real estate too?

    We have the proper certifications with years of experience in the St Louis Market to do just that. Gateway Select Properties understands that every situation is different when trying to sell your home.   • How and when do I get my checks?

    We do not send checks. Owner proceeds are by ACH deposit only.
  • How is rent collection handled?

    Rent is collected via ACH, money order or personal check by 5th of every month. After 5th rent is considered late and late fee is added to tenant account.
  • How long of a lease do you sign?

    1 year or longer
  • How much security deposit do you charge the tenant?

    Security deposit is 1 month rent or higher based on rental history.
  • How soon can you start managing my property?

    Due diligence must be completed to ensure ownership of property and PM agreement signed by all parties.
  • What type of properties do you manage?

    Residential, condo, multifamily, and apartment complexes less than 50 units.
  • What type of reports do I get and how often?

    Monthly reports: Rent Paid and Owner Statement
    Yearly report: Income Statement Detail
  • Who holds the tenant security deposit?

    The owner holds security deposits. Security deposit received is sent to owner and owner is responsible for returning to tenant 30 days after vacating unit. Gateway Select Properties will assist with final walkthrough and advise on any cleaning costs or other expenses to be withheld from deposit.
